Scope of Work: Zoning analysis for lots
Summary: The lots are zoned RE20-1 and do not meet requirements for development except if developed together as one lot and after variance from City for reduction in area size.
Findings:
The 2 parcels in question are numbered 390 and 391 in the image seen below.
Note that parcel 390 has a street frontage of 40' and a length of 120', while parcel 391 has a street
frontage of 50' and a length of 120'.
Research into the Parcel Profiles shows that the lots are in Zoning area RE20-1 (Residential Estate),and are also subject to the Mt. Washington/Glassel Park Specific Plan.

The lot size restriction for the RE20-1 zone specifies that the lot width (street frontage) is to be 80' and that the minimum lot size is to be 20,000 sq ft. Please see LAMC excerpt and chart below:
Lot 390 has a width of 40' and an area of 4800 sq ft. Lot 391 has a width of 50' and an area of 6000 sq ft. Since neither lot independently meet the criteria, a viable project would need to include both lots and a variance would have to be requested for reduction of minimum lot size.
